I would recommend you talk to @Scott Jensen about your investments, I would not recommend throwing them into your company plan especially if you would consider using them for your home.I would contact @Tim Swierczek to confirm on the loan side whether he can find an exception for a low down payment loan and you should reach out to @Jordan Moorhead as seller financing may be your only solution.

Domestic violence is all-too-common and there are no easy solutions either for the victim or the landlord. 

Did you find any other solutions out there?

I doubt you provided security monitoring services, all you promised to do to provide a home and the tenant has the custodial responsibly of not letting  it catch on fireAnd of course it was arson.  

There's usually some good locals that monitor those. 

My understanding was that as a PM, when there is a tenant issue, they should try to find the cheapest solution without always having to send someone out and charging me the invoice.
