@Jessica Lawrence, I agree with @Dan Heuschele in terms of ADUs for holds not flips.  1-4 units (no matter ADU, JADU, short term rentals, college rentals, subdivided rooms, converted garages, etc etc) are ALWAYS most heavily valued based on the sales comps approach.

Yes, they can fight it and spend money, file BK, File suit (TRO), etc. but eventually, the sheriff is gonna help them vacate the premises.
