I wish it grew on trees :)  According to the projections, this rental could make a pretty great net in just one year and the landlord has zero interest in STR.

They allowed a ginormous tree to continue to grow too close to the house and the best estimate to repair the foundation is 12K.

Trim up the tree or cut it down.
