I'm curious to know what are the average costs involved in the transaction.

The more people and layers involved, the more the profit gets split up.

One particular that caught my eye was I run down 4 plex.

yeah,,, read books and let yourself get exposed and involved in the business... you will by experience.. what's important is to know the basics.

Now on the other hand you could sell but it may involve a short sale depending on the position of the property and the note holder.

Short sale involves the bank and takes a long time.
