Agents can spin or omit crucial details in order to get paidI hold an open house on weekend or whenever is convenient for me and give prospects a 4 hour window to see property.I find when tenants see competition you tend to get property rented fairly quickly.Little things like prospects calling, emailing, signing contacts, sending deposits, when they say they will can give you a pretty good indication of the kind of tenant they will be, and if you combine their integrity/actions with the things I mentioned in earlier post you should be good to go. 

Renters always cried on the utilities cost in the long winter months; They cranked the heat so high & open the window for FRESH air, while it is -30C outside.Unfortunately most bills for this kind of tenants are picked up by Housing.Any normal person that has to earn a living by working hard will never have the mindset like that.

I'm analyzing the numbers to put in a egress window in a wood structure over concrete block basement. 

The primary use would likely be in basements but I can see this developed into windows that track the actual sun if desired.

Some repairs kitchen needs to be leveled and windows need to be replaced plus cosmetic, land scape etc.Please advice me on what requirements I should bring up with my 200k offer?

Double hung windows can be screwed through the frame. 

Examples of what it needs: new windows, hardwood floor refinishing, doors, tile kitchen floor, light and bathroom fixtures...Any thoughts appreciated.
