If you are paying him $1200, he is in effect renting the unit back at a cost of $497. 

The tenant has been excellent and has always paid rent on time even when the eviction moratorium came into effect.

Reason being is that the tenant has to prove and show that COVID has directly effected them at the eviction hearing.

I can't comment on how effective they are yet, and there is a moderate one-time fee, but I'm optimistic.

Since this is a commercial deal, your offer should include a provision for “Seller Deliverables” (items that must be delivered within x days after the effective day of the contract.

Keep at it @JackieYou'll find it easier.... and I would suggest that finding bits and pieces of info on all of the subjects on real estate that you like is a better approach and cost effective....
