My rentals are higher end middle class neighborhoods so I would think it would be ok for me, which is obviously why I want to try to automate this part of the management.

I looked at car wash's on the west coast the fully automated brushless.. that can be run by 2 or 3 attendants.. 2 to 3 million to build them though.. but they are nice cash cows once they are up and running... keep at it..

They appear to be underperforming, mismanaged properties that I believe would be perfect to implement the BRRRR method on.The LoopNet listing for one has the property for sale at $400,000 based on a proforma NOI of $29,000 and a cap rate of 7.36.
