It’s been a while since my last post, but I have been active in implementing my investment strategy.

It is the most important factor in deciding if you get access to a lenders capital, but you are also the one implementing the investment strategy and we must take into consideration your experience, credit and vesting when vetting your deal.

I know zoning adjustments can take a while to implement and I am looking to close on the last day in February.

Many subdivisions in Atlanta have started implementing this strategy to help deter institutional investors from buying properties in subdivisions that are at a higher propensity for becoming a rental community. 

Dose anyone have advise on apps or programs that can help me automate certain portions to streamline.

I would love to hear who is using series LLCs for real estate investing...and for those that do, some of the ways you have implemented them in practice, like:Are you setting up a separate bank account for each property, or using a central management company?

I'm currently reading some books that are helpful as to HOW to get everything started and even automated with time, but that still begs the question of WHERE to invest.Where are you all having luck?

Keep in mind for a vacation rental the equipment is a bit more expensive as you need a good heater and remote automation, and a pump and filter that can keep up with heavy sporadic use.

Establish an emergency fund.You may already be implementing some or all of this. 

If holding rentals, you just need someone a little closer for emergencies and then a set schedule for check-ups or rent collection if you don't have it automated.
