I'm very familiar with this style building and if you have 3 units all around 1,100 square feet, which is typical in a three decker, then you're probably talking $5k/unit just in basic remodeling including paint, carpet, cleaning, etc.

( same style, same age, same approx. square footage, beds and baths) If it costs $15k to add on a 3rd bedroom but 3 bedrooms in your area are only bringing an additional 10-15k, then the extra cost, if you decide to move forward, is your cost of living, usage and enjoyment.
