Just providing these numbers for context I know obviously I would have to account for vacancy, CpX, management, financing all that good stuff and the number of units would obviously would be dictated by the size/sqft but overall does having a good pre established building with water and electricity and sewer mean that I can definitely build out my apartments for a discounted price compared to new construction.I don’t want to give the wrong impression, it’s not a dump in anyway.

So when my buyer makes an offer on one of these, not only do they discount their offer by the amount of commission they need to pay me out of pocket, we offer even Less than that by a good amount because we know almost no agents will show it, so Much less competition.....my buyer gets a lower price, the seller gets a lower price than they would have netted with a full commission because there is no competition....but yet, the seller seems to think he saved some commission even he lost much more than that due to no competition.

well Usually to get a house at a discount to make the brrr work it needs to be repaired and won’t qualify for traditional financing.
