It seems like a way to add value where not only will the bump in lot/home prices pay for the lagoon itself,but I actually think the bump you would get would not only help get the subdivision approved in some ways butalso help sell through as well.Its basically like you're able to give everyone in your subdivision beach access.

@Isaam Brown If you don't want to house hack, I save up some more funds and buy a rental with 25% down and self-manage it if you are able to to get down the basics, then on the second one you can branch out of your comfort zone and do more of a BRRRR deal
