Need a Mentor!

Hey y’all! I’m 26 years old and looking to buy myself an apartment building this year (5–20 units, either in Georgia or Tennessee). I have some capital saved from my software engineering job and would love to get in contact with someone who has experience with apartments. I’m a motivated individual, and I believe I may even be able to offer my services to you in some way!

A little more context: I have two single-family rentals that I completed large rehabs on. Both were purchased with conventional loans. I have a pretty good understanding of the rental market, my expenses, and how to find a deal. I’ve found that going off-market and buying cheap is the best way to ensure cash flow. I’m wondering if the general concepts I’ve learned over time, like this, translate to the world of apartments.

Any help or advice would be greatly appreciated. I’m very open to criticism!
