It would be illegal to start your depreciation over from year zero.Your depreciation schedule is calculated from:The original purchase price Plus capital improvements Minus land value (which isn’t depreciable)That schedule doesn’t change unless your basis changes.Yes, your amortization schedules should change, but I don't see how a refi itself affects your basis.

I had my fair share of bad hires, here is a list of things I have experienced:- did not show up for job, only shows up occasionally, way behind schedule- horrible quality, had to rip everything out again- left job a mess, did not clean up- constantly complaining about or asking for more money, extra charges- excuses, sob stories, personal drama- ghosting, especially after getting paid, poor communication

Key: get the seller to agree in writing to subordinate, verify your lender’s lien priority, and build a draw schedule that covers carrying costs and contingency. for a novice first time builder while this is technically possible in reality it will never happen unless the seller has no clue and the lender is more clueless.. or if the lender is a relative.
