Hey Chicago investors -Quick technical question on the Cook County AHSAP (Class 9) incentive.I am under contract on a 16-unit in Phoenix, IL, and we just received our formal approval letter from the Assessor reducing the AV by 25% through 2033.My question: When transferring title to the new partnership entity, does the 'Change of Ownership' affidavit need to be recorded before funding, or can the title company handle it simultaneously with the deed?

Hey Chicago investors -I have a specific question regarding the Cook County AHSAP (Affordable Housing Special Assessment Program).I am under contract on a building in Phoenix, IL, that just received its formal AHSAP approval letter (25% AV reduction) from the Assessor.

If you don’t cook, would  you spend money learning how to boil a pot of water on a stove?

From a practical and litigation standpoint, which approach is stronger in Cook County/Chicago?

I recall having some clients invest in Cook county and it was not a good experience. 

I found the sale on the Cook County website.

Then the daughter got a cat and now she is cooking there, has kerosene tanks etc.

Was it a cook house or a smoke house?
