I usually target higher days on market MLS listings and go see them to address level of rehab needed and liklihood of accepting a lower offer.Off market deals are hard to really control, just need a good list of wholesellers and monitor it daily for potential deals. • Are you still finding off-market opportunities, or mostly MLS?

@Bo Smith I'm using GHL for crm also automation I'm partnering with a guy out in Tampa in the same REI community as me as of now he's the one calling the leads back from my VA generating daily last week and splitting evenly except on a portfolio we going 60/40 obviously it's take much time from his day which I don't mind at all .

Daily or weekly I look at rent collected vs scheduled, past due balance, open maintenance tickets by age, turns in progress, and upcoming move outs for the next 30 to 60 days.
