As a former bank debt guy, what the non-bank players can do seem so exotic to me.So much of this stuff is about the basis.

Interesting - I have been investing in Philly for 8 years, run a  group of 2500 small landlords, speak at lots of events, know and network with many of the players  . . . but never heard of him before.

Most of this will be trash, but there are legit players too. 

While some 'national' players promise 90%, the paperwork often stalls the deal.

They're mostly commercial real estate players who spotted the opportunity early.

Football Coach Bill Parcells once said "The best ability is "availability"" when he was talking about football players.

Instead of looking at fund names, look at the background of the key players.

As for the baseball player, I wish!
