I wanted to ask if anyone has ever experienced not having a tax deed recorded by the Probate Judge's office?

My primary contractor has one of my credit cards for my rentals solely owned by me and a second credit card for a rental I own in a partnership that has separate bookkeeping. obviously this strategy won't work for everyone but I've worked with this contractor for 25 years and we learned the hard way that every time he sent me to buy stuff at HD or Lowe's I ended up buying the wrong stuff.

It certainly,  seems like there are only two option. 1) Homes being put up for sale are in record bad undisclosed condition. 2) “Buyers” are to blame. 

If allowed, definitely post at least 25 go to HD and get a king size sharpie.

I update this every time I make a trip to a property or Lowes/HD. 

No track record + heavy rehab + commercial debt = uphill battle.Multifamily is great.

TL;DR: One listing added an entire bathroom that doesn't exist in county records.
