I can see why you would want to pay for materials on a smaller job while you build trust with a contractor, but it’s kind of a pain for you to verify every screw, and gallon of paint.

We would be open to other East coast beach destinations as well.Our goal is to be able to visit the property a few weeks and rent it out other parts of the year.We have a few criteria that would be preferred:- Single family home- within a golf cart drive to the beach- private pool- $350-500kIt would be great to build some relationships in this community to learn about some opportunities in the market!

   #4 I would take flyers with you that have the ole'  WE BUY HOUSES CASH (if that is true) and in ANY condition...every open house you visit, leave flyers on 5 houses on either side of it and 10 on the other side of the street.

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action
