How do you verify that showings are actually happening? 

Working on my first MHP analysis and trying to figure out how to verify what lot rents should be in a market I don't know well.The broker's OM says $350/lot but I have no idea if that's market rate or below.

We price them as if they need a full remodel from head to toe. 

That type of system lets the applicant securely connect to their payroll or bank source so you get verified information straight from where the money comes from.

That can be nice but there is a few things I'd verify.

Self-employed applicants are trickier to verify but not impossible if you know what to look for. 

I trust, but want to verify. 

@Rob Schwartz Zillow (and similar platforms) are great for exposure, but I don’t rely on any single report to make a final decision.We control the application, verify identity and income independently, and use credit mainly to spot patterns and address history.

Had we seen one of them, we would have selected another tenant and avoided a disaster where he is not paying and we are going through appeals and eviction.Even the income reported by Zillow turns out they report what the tenant submitting the application provides - not a value that Zillow verifies. 

Is someone going to verify the pontoon is clean and full of gas and fix it when its not after each rental?
