How to find buyers for difficult sales (difficult seller) 30+ Homes that need SOLD

I am a local agent, and have an investor who buys homes via sheriff sales. He's recently handed me over 30 SFR homes in East St Louis and Cahokia. All priced between 15k and 30k, with a few outliers being higher and lower. Sounds like a great deal until I tell people that we have no access to the property and the seller isnt willing to provide access. Guess the question is, are there investors out there willing to take on the risk to buy such properties? We price them as if they need a full remodel from head to toe. ARV on each is well over $70k on the cheapest.

Clearly your seller is not serious about selling them.  I wouldn't waste my time with them.
