I'm not opposed to an online service as I'm traveling more and that would be easier to access, but I've heard horror stories (plus super expensive) to go with QB online. 

@Paul SandersThis is a really common pain point with multi-platform STR setups, the OTAs all use different date conventions for reporting which causes the reconciliation mismatch.

What I have been using for my rentals is Baselane’s platform — it handles rent collection and income/expense tracking in a simple, property-level way that’s helped me keep my books tight without juggling spreadsheets.

I would access the equity I have built in the condo to buy the 2nd property, without having to sell the 1st one.
