The prices need to crash for it to be a crash and most people don’t think that will happen nationally.

Florida is down almost 15% and Texas is following the same path.I bring this up because at a recent meetup some investorswere telling me they are willing to pay full price to beat the competition.That's an insanely bad move right now unless you're willing to come out of pocket to cover expenses to try to keep those houses afloat.Stop speculation for the love of the real estate gods STOP.The only time you lose money in a real estate crash is when you sell in bad timing...BUT you must remember that deals are only deals depending on how they were BOUGHT, not how they were SOLD.Heck, even in Denver the smartest investors I know are buying at even deeper discounts because they know DOM are going to be longer than expected.Get better at sales, get better at marketing, don't be romantic on any one market and we will survive. 

Investors thrive in down markets.And they'll continue to thrive in the next crash and aren't afraid emotionally.

I’ve been in Tampa since 2005 and remember the 2008 crash when homes sat for nearly two years before anyone made an offer.

Sometimes they can be quite pessimistic.And it seems there are more and more doomers out there from CNBC to ranters on Twitter, calling for a recession, housing crash, a “national divorce,” or all-out armageddon in the streets.

When I walked it, the empty property looked well taken care of, but when a contractor arrived to walk the property this morning, it was surrounded by police officers. 

As long as I have been on this site, about 10 years, people have been clamoring for the the prices of the 2009 crash days.  

I’ve already ordered the replacements, but they won’t arrive for about a week and a half.
