What’s up peeps! I was on the news today talking about the state of the real estate market in Austin. This was in response to the White House claiming that mass deportations are the reason for declining home prices. You can check out the article and video here. Curious on opinions if anyone thinks that mass deportations make any measurable difference in home values?

  100%. If anything the values have decreased less since mass deportations started happening.

Although I think it’s good to give homes to actual citizens, I seriously doubt deportations have had any effect on housing prices at all. If I was a betting man, I’d say housing price decline is because people decided they don’t want to pay 70% more for a house that was sold for 70% cheaper 5 years ago. I’ll put it this way, I wouldn’t dare buy my houses today. They aren’t worth that kind of money. You know it’s bad when even I don’t think my own rentals are worth buying

Well, once you get into the millions and millions less people that are customers (to live in a house), it might make some little difference. But more in the 'affordable housing crisis' arena though I would think....
But these illegal people being deported are, in reality not buying these homes. Most of them, to this point, have been criminals...I doubt they owned any properties, lol.....
But it sounds good to those that just accept what they hear without thinking about it....lots of those on both sides.

I think this makes about as much sense as everything else he says. Just like the time he got caught with a trove of classified documents in his Mar-a-lago bathroom and said he can declassify documents "even by thinking about it". Or like the time when he said he'd build a border wall and make Mexico pay for it. Or like the time he said he had single-handedly ended 7 or 8 wars. Or like the time he said Comey and Obama had made up the Epstein files and that they didn't exist. His blatant lies are well documented going all the way back throughout his life: repeatedly saying his convention center was the biggest in the world when it wasn't in the 70's, lying about his wealth to get on the Forbes 400 list while also claiming bankruptcy to avoid paying his debts and taxes in the 80's, saying he had cashed out of the stock market one month before the 1987 crash when SEC filings showed clearly that he hadn't, saying he had helped look through the rubble to help find survivors after 9/11, bragging that his building was the new tallest building in Manhattan after the twin towers fell which is gross even if true but wasn't even true ... his whole life has been an energetic stream of blatant lies and exaggerations. Why would he stop lying all the time now when he's always gotten away with it? He has been very successful repeating blatant lies enough times that people believe them. He was even convicted on 34 felonies related to falsifying business records in order to cover up hush money payments to a porn star he was allegedly having an affair with while his wife was pregnant. But he avoided being punished for that because people still voted for him even despite his conviction. He became president prior to his sentencing, and apparently presidents are above the law. So it's clear that he thinks can get away with just about whatever he wants, and maybe he's right. In his own words on the campaign trail in 2016: "I could stand in the middle of Fifth Avenue and shoot somebody in the face and I wouldn't lose any voters, OK? It's like, incredible". That's the privilege of being born with a silver spoon in your mouth in America. He has proven that you can lie all you want, break the law, not pay your bills and still fail upwards your entire life if you are born rich and connected. It's gotten to the point where when you try to rank his most audacious lies, it's hard to narrow it down to the top 100. All politicians lie but he is bigly the best at it.

It might have some effect for cheaper affordable rentals. I’m seeing a spike in cheaper rentals come available. The people with TDS might get triggered by this topic so I’ll just keep it at that. lol

If you believe that illegal immigrants make enough money to buy houses in the first place. They were "probably" the ones who make all these cash offers over list price, right?
Maybe some impact in the affordable rental market..
Most of them clean houses, mow lawns, pick strawberries or hang drywall - meanwhile trying to stay under the radar and NOT getting in conflict with the law, because they have way too much to lose

There are ~100-150k less people coming into the country every month due to immigration enforcement. That decrease in demand definitely impacts rents and housing (and many other things).

  Lots of folks with short memories on this thread.. Just hearken back to PhX circa 2009 when construction stopped and the Hispanic labor market crashed as they had no jobs and self deported. rentals CRASHED hard devalued in some instances 50 to 80% because there were no tenants.. This would be a regional factor so in my mind that is the biggest impact will be landlords in Hispanic heavy rental markets.. Just IMHO .. Less peeps to rent rents go down supply demand. Rents go down values go down.

  I could see that. For me I see that values have been dropping far before mass deportations so it is hard to say they have had any real measurable impact, at least yet.

  I agree with the points but I see that values were dropping far before mass deportations so it is hard to equate decreasing values to mass deportations, at least yet.

I doubt 'mass deportations' have had much impact on home prices. Most of the undocumented don't make enough to buy homes. What I have seen first hand is the effect Trump's trashing of the economy, i.e., it is making the general population unable or unwilling to even rent an apartment for fear of what's coming next. They are having a hard time just putting food on the table and paying bills.

In Austin, where there was a high number of undoc workers 4-6 years ago, they are mostly gone now. My experience renting to the undocumented was it was just too much of a high maintenance group and taking advantage of poor folks is not my game so it didn't work for me. So, I seriously doubt them leaving put a dent on home prices. Demand for rental housing may be a different matter as now vacant apartments are all over town. The idea that most undoc immigrants were criminals is just false at best. Most crimes are committed by Americans of various shades. Oh and, as I'm sure you all have noticed, their work ethic is exemplary though some would lead you to believe the opposite.

  I want some of what you're smokin'. a) nobody said MOST, but there are PLENTY of bad people within those communities. Watch the news. And even one is one to many, b) Exemplary? BS. They do not have the skillset of 1st world trained workers. Not their fault, but it just ain't there.
