Does anyone have a lender in the Los Angeles area who has knowledge & can offer various types of down payment assistance programs for 1st time home buyers looking for a primary?

I am currently looking to hire a Virtual Assistant and would love to learn from those of you who are already using VAs successfully in your real estate businesses.A few questions for the group:What tasks are you delegating to your VA (admin, CRM, lead follow-up, marketing, listings, etc.)?

I spent most of my career in the Air Force (cue the jokes about hotels and golf courses), then crossed over to the Space Force for the last few years (yes, we exist… and no, I don’t have a lightsaber).I own a few long-term rentals now, and I’m exploring whether it makes sense to branch into housing that supports people who genuinely need stable, structured places to live—sober living, assisted living, transitional housing, or veteran-focused housing.I’ll be upfront: I’m not looking to personally run or staff these homes.

**Licensing is the real hurdle.** Assisted living in both IL and WI requires state licensing (CBRF in Wisconsin, Assisted Living Establishment in Illinois).
