Assistance with finding creative funding/ equitable partners
I have an investment opportunity I’m working on with my mentor here in the DMV area. I have been relentlessly for the last year looking for equitable partners to invest in a parcel of land that will facilitate 300-500 homes. It’s 30MM Real Estate investment opportunity. My mentors collectively have upwards of 50 plus years experience in this field. I have tried exploring the accessibility I have to those whom may be able to fund the deal yet I haven’t succeeded in finding the proper resources to make it come to fruition. Please provide any creative resources I may not have thought of. Financing is not an option and the owners of the land want to close immediately. I know the answer is out there. I will propose that I am open to partnership provided that the circumstances are suitable. Thank you in advance.

For a deal this size, you’ll need to think beyond traditional investors. Groups that move quickly on large land plays usually include experienced land developers, family offices, private equity real estate shops, or institutional-leaning partners who already have dry powder and a track record with entitlement risk. Local builders and national homebuilders sometimes joint-venture on land acquisitions too, especially if the path to 300–500 homes is realistic.
If financing isn’t an option and the seller wants a fast close, you’ll need a partner with both capital and development capacity, not just private lenders. Tapping into regional development associations, builder networks, land-use attorneys, and even broker-developers can open doors you won’t get through cold outreach.
