Hello, I am looking for C class neighborhoods to invest in.

I’m interested in getting started in real estate investing and trying to take the time to learn as much as I can before jumping in.

There are several cities in middle TN I think you could find great success in. 

I realize this may feel like a bit of a unicorn in today’s market, but as a first deal—especially investing out of state—I’m focused on minimizing risk as much as possible.My total budget is $200k–$250k all-in.

Every dollar in is being tracked by the OTA's, CC company, etc and you will receive a 1099 from them (money in). 

The property we invested in is in Texas, and we feel it has not been well-managed. 

A tenant who hasn’t fully paid the security deposit after move-in, is repeatedly late within the first 90 days, and hasn’t paid late fees despite reminders is showing financial instability and testing boundaries.

Because I grew up in the city I bought this home in, I knew the area very well and had 3 of my Core 4 already identified that I worked with to bring this deal together.

Next time I'll buy property with long road frontage so I can subdivide it and build driveways in to each dwelling without building my own road.I'm considering cutting my own driveway in (I have the equipment to do it) and preparing 4-5 glamping sites.
