I integrate with Pricelabs (dynamic pricing) and ResortCleaning (cleaners) and that's all I need.II do use Quickbooks for bookkeeping but my bookkeeper just pulls the Airbnb and VRBO statements directly from those sites, so I don't really need an integration there.

You might buy the lien for 0K thinking you'll get the property, but the original owner redeems it, or there's a UCC lien in front of you that obliterates your position.Foreclosures are cleaner if you're buying from the actual lender or at auction with a clear title, but those deals have already been picked over.

Does anyone have an opinion on using an AirBnB Co-Host for the first year or so ( until I have a good network of contractors, cleaners etc.) in an out of state area where the property is located?

Its taken a while to get the cheapest cleaner, the best exterminator etc after vetting almost every one of them in the area.

You would not qualify for the exemption unless you also meet the two year ownership and occupancy test.In many cases, the cleaner approach is for your mother to sell the property directly to you at an agreed price, use her capital gains exclusion if she qualifies, and then you renovate and flip under your own ownership.
