When you record a memorandum against the title, you are clouding the title.

One word of caution:  DO NOT use Tenant Cloud.  

I spoke with a friend who uses Tenant Cloud and this is not an issue for him. 

There isnt as much value in someone's services who is just a connector and doc-chaser, compared to someone who provides insight, guidance, experience, and negotiating power.

Paying a GC who doesn't pay subs is a huge issue, can cloud tile and interfere with warranties.

Now the title is clouded.

Biggest delays usually come from title clouds, appraisals, and slow draw processes, so opening title and ordering appraisal on day one, plus working with lenders who fund draws quickly, helps a lot.

The abstract also serves as a cloud on title which will prevent the tenant from selling or purchasing property (in-state), unless your judgment is satisfied.
