When I was a kid people created businesses by purchasing property and building homes, or renting out space and creating a nice restaurant, things like that.

2) Do you create an LLC for each property or only one LLC that owns multiple properties? 

From my own personal experience, every time I buy a property in a different state, I create an LLC in that same state to hold that property.

I am curious what you all use as a property management software to screen tenants, create applications for the tenants to apply, create leases, list the properties for rent, maintenance requests, etc.
