I find it very difficult to believe the current owner properly updated the HVAC, electrical, and roofing, and also spent money on cosmetic upgrades if the units are only worth $45K.

It's really tough to make that work when things get difficult.

Trying to get loans from both parties will make this deal much more difficult. 

The owner ceased communication back in March, and before that, communication was sporadic and the owner was very difficult to get ahold of for updates.

Math - I was able to buy and reno a 7 bedroom 3800 sq ft property up there for what it would take to buy a 2 bedroom 1400 sq ft in the smokies with much higher projected revenue.But I will say everything is more difficult to do there than in the Smokies.
