If the land value, price per acre is average for the area or can control more of the terms & get a good price.I am not familiar with that part of the country but can definitely be good depending on what the land has to offer, timber, water, any mineral rights, or is already cleared for residential/commercial development.

You can also use some data miners like PriceLabs and find properties that are underperforming and reach out to them. 

I see far too many people drinking the Kool-Aid and rushing into real estate.
