Hi everyone I’m local in Tampa and really want to get into midterm rentals and other forms of real estate. I decided to start off by being an Short Term Rental manager because I want to get familiar in the space and I already have 4 years of experience managing a high volume operation and coordinating staff/vendors. I want to use this to make some money on the side and with the job i already have I would have enough cash flow to get my own midterm rental. I am having trouble finding a way to get my information out there how would i find hosts who would be interested in having an str manager? I know it would likely be Airbnb hosts with multiple properties and who want their STRs to consume less of their time. I just don't know how I would be able to contact them or find them.
well, you need to build your elevator speech. 1st of all though, you arent looking for Airbnb hosts, you are looking for owners. And then you have to be able to explain what you bring to the table and how your service would benefit them. One method, you could look in areas and find STR's that have very open calendars, an obvious point they dont have rentals, and reach out to them. I know there is a way to find the address of a property using Airbnb listing (but i dont know the method). you can also get involved in local facebook groups and become know as the person that knows a lot about the area and rentals. Those groups also have people now and then posting and looking for a STR manager. You can also use some data miners like PriceLabs and find properties that are underperforming and reach out to them.

Thank you!!!! I was already reaching out in Facebook groups but I like the idea of using price lab and looking for underperforming STRs.
Tampa's solid for STRs. Drive neighborhoods looking for lockboxes and vacation rental setups, then skip trace those owners. Most never get direct outreach from local managers. What's your pricing structure gonna be?

I was thinking of offering the first three months at 10% just to build a lasting relationship and gain trust and then after bump up to 15-20%. What would you recommend?

10% is smart for building trust - shows you're confident in results. I'd actually test 12-15% after month 3 before jumping to 20%, gives you room to negotiate. Are you planning to handle everything or focus on specific services like guest comms and cleaning coordination?
