The market has gone down during the duration of the 3 years of the contracts. 

The owner of the property, who I have a good rapport with, has a small mortgage but would be willing to maintain ownership of the property or place it in a trust for the duration of renovation.

For those doing flips or buy-and-holds — what’s your sweet spot when it comes to loan duration?

My preference would be on the maximum loan amount since a HELOC for investment should always be a shorter duration funding.

Not to get political - but since we are being truthful, monetary policy is not independent and there has already been an intentional loosening of banking rules to facilitate more lending and more...activity & profits.Things to watch: ARMs (Adjustable Rate Mortgages) are increasing in percentage of loans closed, as are interest-only, lower down payments on DSCR or NON-QM (Alternative Income & Asset Verification) as are the DTI, reserves and employment duration criteria. 

Does anyone include wording in their leases related to the tenant maintaining the cleanliness of the unit during the duration of the lease?  

If nothing fits, park funds in a short‑duration passive note with clear collateral while you source the right asset.

For this, I've people that lend backed by the lease, 100% LTV, for the duration of the lease, non-recourse.Always open to networking.

We regularly come across loans at 25% LTV where you would then be sitting under 20% LTV against the collateral - Typical loan duration is 2 to 8 months- Typical individual loan amount in the $400k to $800k range- Majority of assets that fit our criteria seem to be in Texas at the moment.
