You eliminate the $60k debt, move into a newer home with fewer surprise repairs, and potentially offset most of the higher payment.

You're 9 months into your place so your equity growth likely isn't huge and you're still in a position to pay some capital gain tax if you bail now, effectively eliminating any potential equity gain that's occurred. 

Realistically, the most effective ways to lower your monthly obligation would be to focus on reducing your escrow costs.
