Just seeing the numbers can be enlightening    Before/after photos for the value add also could be educational.Regardless I recommend all newbies to start in the home market or at least a market they know like their home market.  

If you just expect to be fed and enlightened and complain when you're not you may not be contributing much yourself. 

That was enlightening information as his customer relations department has refused to provide any yardstick or timeline on redemption progress. 

The enlighten strategy is to make sure that the the poor have enough not to revolt and redistribute wealth themselves (Russian Revolution, French Revolution, etc.)  

Can I also get some enlightenment on this topic as well?

Great thread, I really hope it enlightens some newbies.The gurus have always been around selling the dream & suspect always will, using varying mediums to harvest more $.1 thing...i think people are also getting "training" from BP et al about strategies that really aren't that relevant anymore due to suppressed % rates & inflation.I believe the older ways will be prevalent again; hard work finding "deals", conservative underwriting, more cash into deals, quality value add, prime locations & strategies that have typically surrounded REI.I believe some future looking investing will be senior care, value add, some industrial & some MF.Buffalo looks promising, although some of the industrial investments (micron etc) will take some time.

This is the kind of content that makes these forumns trully unique and although I am not in the laundry biz, I see paralells to all aspects of negotiating and generally "getting deals done" regardless of the asset being traded.Thank you again, I especially thought the "being a good buyer" section was enlightening and something I know I need to coach my buyers more on up front.
