I'm just starting out too, looking for my first investment here in the Poconos where I live,  and even though I have six figures of equity in my home here, and am making a decent income, I still feel like I'm paycheck to paycheck, with just a month or two of emergency funds.I saw a very enlightening video on YouTube about having most of your net worth in your home equity, that explained that that's about the *worst* place to keep it!

Note this is in mild San Diego.You are missing my point as I do not care what life span you choose or what cost you use, the exercise will be enlightening and indicate to a mass majority that they are under allocating maintenance/cap ex.

I have found the RETA info to be really enlightening, the two RETA projects I purchased last year are already up $80,000 plus based on product hitting the market from the same development.I have talked to several developers and they all say the same thing, RETA/Ronan seems to be able to get the volume they desire and thus they are willing to pass on great pricing.So for me, I am happy to do my own searching/research, but RETA is another good resource for me.Like all deals make sure you do your due diligence.
