Hello,We are about to close on a new construction and I am considering adding a few features that I believe could help shorten time to lease:1) Installing an EV outlet in the garage2) it's a relatively small 3/25 (1400) so thinking of adding a double pull-out trash can and overhead storage racks in the garage to maximize space 3) Swapping out builder grade fans in the living room. 

Easy , inexpensive and detailed.

I’m currently working with the owner and it will likely be coming to market in about 2 weeks, so I’m trying to gauge what buyer type makes the most sense.Property basics:• 6 bed / 6 bath• ~4,135 sq ft• ~1.2 acres• Ocean views• Guest housesIt’s a really unique property — lots of character with hidden little rooms throughout the home, a miniature lighthouse feature, a whale-tail fountain outside, and tons of wildlife around the property (pelicans, eagles, deer, etc.).The home is in good shape overall with a newer roof, but probably needs around $30K in cosmetic updates (paint, floor touch-ups, etc.).Curious what people here would do with something like this — Airbnb investment or market it to a family / second-home buyer?

Buildium or AppFolio – more robust systems with full accounting, reporting, and rent collection features as portfolios grow.

Fix the data pipeline, not the labor:-Have your PM send GL detail + vendor ledger in CSV (AppFolio/Buildium/RentManager can export).

I agree with @Kevin Sobilo, the Devil is in the Details...of the paystub and any other docs you are reviewing.
