Although I have fond memories of playing pool in Gatlinburg at a rental, my kids struggled when they were younger.

I'm not fond of HOAs myself, but there's not a lot to choose from at the low-end.

@Evan RekowskiI think you should check out some of the smaller areas a bit further away, like Janesville, Beloit, Sheboygan, Fond du Lac or Oshkosh.

I visited a deal he talks about fondly and was one of his first in Cabo (Quivira) that seems to be very successful. 

I lived in SoCal for 5 years in my 20s so have some fond memories from CA. 

I am concerned that using a simple calculator would lack the categories required (i.e. tax deductions) to produce a reasonably accurate calculation, which is why I have been fond of spending this first phase devising an accurate analysis spreadsheet, then will put it to the test on assessing deals. 

Now the board generally isnt too fond of arbitrage.
