Adding anything to "elevate" the look is just putting lipstick on a pig.This is a complete redo.

But nothing is going to help if you have a "lipstick on a pig" scenario where you mostly buy close to market value and expect to gain a huge amount of equity if it was already turnkey.Most bigger ARV's come from complete 'Subject to" cannot pass an appraisal style home or adding square footage or adding in an ADU or Mother in law suit.

So, put some lipstick on those condos, dress them up, and they will out perform.  

The turnkey companies, in my experience, put lipstick on a pig and call it a day.

Having a PM do periodic inspections and keep utilities running can save a lot of headaches.The bottom line though, is If it’s a quick lipstick flip, you probably don’t need a property manager.

You can change most things regarding a property but you can never change the location.The condition of the home is important because it shows what you are willing to handle or update on a property.When I first started out, I just wanted to handle 'lipstick' type updates.

I self manage but this takes minimal work as we do full guts when we bought.... including new sewer, electrical, water, new roof in addition to all the cosmetic stuff ( no lipstick on the pig remodels).
