But nothing is going to help if you have a "lipstick on a pig" scenario where you mostly buy close to market value and expect to gain a huge amount of equity if it was already turnkey.Most bigger ARV's come from complete 'Subject to" cannot pass an appraisal style home or adding square footage or adding in an ADU or Mother in law suit.
