I get it, sometimes you do but I bet I could claim more items than I do.Would it be best to meet with a CPA say in 2025 before December 31, 2025 so that if their calculations show you are going to owe it gives you time to buy or write something off as an expense to lower what you might owe?

In that mixed mode, using those numbers I gave you, the temperature in the house can't be adjusted higher or lower than that.

Now the DSCR lender ordered an appraisal which came back favorable, however they will not use the appraised value, instead the lesser list price which is significantly lower than the appraised value, (I deliberately had it listed lower to attack buyers).
