I just bought a DIY Mr Freeze mini split for one of my units, but have yet to install it. 

What are some common equity percentage splits on the investment for this type of situation and why? 

Also, purchase acquisition and profit split?

Basically they take a house that isn't selling-pay for the renos, then split the profit. 

I've seen straight %% split, preferred return with waterfall, preferred return without a waterfall, return of capital, return on capital, and every other mix and match.Every deal has an operating agreement that should spell out all the ways the money is distributed, what constitutes return on capital vs return off capital, splits between sponsors and investors, etc.

I’d always recommend involving a lawyer early to draft a solid agreement covering profit splits, decision-making, exit strategies, and what happens if one partner wants out.
