Has anyone tried a pad split property in the Jacksonville area?

The single-family property doesn’t have any existing ductwork, so we’re planning to install a multi-zone mini split system (4 zones).We’ve received three quotes so far, ranging from $18K to $26K from HVAC companies.

I am looking at a seller finance deal but am trying to have the loan amortize at an even split between principal and interest, rather than the standard bank amortization.

A 70-30 split can be fine if you’re gaining real hands-on experience in investing, marketing, and deal structuring.

I am looking at splitting it into 2 properties.  

I estimate total construction costs will be around $1.3M–$1.4M.His initial idea is for me to cover the construction costs, and then we split the profit once the project is sold.How would you recommend structuring this deal?

I have considered closing the vents and installing mini splits, but I would prefer keeping the costs lower.

Those commission splits are diabolical..
