I know there is a way to find the address of a property using Airbnb listing (but i dont know the method). you can also get involved in local facebook groups and become know as the person that knows a lot about the area and rentals.

Any private lender is highly unlikely to go into 2nd position behing seller financing, and most are not going to want to have a seller finance lien involved at all.

One thing I really look at that might be odd are all of the collection notes.

The OP even states open floorplan "photograph well" and photographs are a major determining factor when a guest books a place to stay.That said, all of the STR's I own are BRRR and were older fixer uppers with odd layouts which made them less desirable making for a better deal for me :)

This should improve odds of cash flowing immediately although may involve some compromises as compared to what your ideal home might look like but worth it in the end.
