If you're asking my personal opinion, I'd split the two and put things like a hammer, nails, tools, etc. into supplies and things like a printer, scanner, paper, etc. into office expense.

I also have a fast (more expensive) laser printer in my office - this seems silly, but when printing a receipt would cost me 30 seconds vs 5 seconds I would often mark the email unread to leave it for "later".

Until we turn down/off the money printers, things (including houses) will continue to get more and more expensive (and a 50 year mortgage is money printing).

Stay leveraged--we are likely to see high inflation due to the money printer being used to placate the masses with government programs.Finally, NYC always comes back, it might take 20 years and probably new leadership, but it will always come back, so if you can find a good deal there, take it.
