I recall around that time that the buyer-seller-agent relationship had changed drastically to where now the buyer must pay their own agent's fee rather than the seller paying for both.

I think you're seeing this a lot right now - especially since the post covid rate increase Buyers let the house sit, relist, remove listing, rent etc and are waiting for rates to come down to get the price they want Sellers are waiting for rates to come down to buy at a better rateIt seems to be a weird dynamic right now.
