Purchasing land question

Hello, Real Estate investors!

It's been a while since I've looked at RE since I sold my property in 2023. I recall around that time that the buyer-seller-agent relationship had changed drastically to where now the buyer must pay their own agent's fee rather than the seller paying for both. Is this still the case or has Trump's BBB done anything to change that?

Also, does this apply to land purchases? Any resources you can provide for purchasing land would be helpful as it will be my first time.
