Get a roofer out there, an electrician and whatever else you need.

The Cape Coral Code Compliance officer showed the roofer the various emails to BTC, which left the roofer very unhappy as he then knew he had been misled and made him liable for a fine for illegally performing work while a red stop work order was in place.BTC appears to be continuing to cause damage to customers and other contractors. 

Local REIA's could be a great way to  network with other flippers, and investors who will be happy to share contacts for their contractors, roofers, plumbers etc.

There are millions at stake here over their portfolio.Not sure how they are going to mend the non-fiduciary responsibilities by the KP's.

You might google for average cost per square (100 sq ft) or you might ask a roofer for a ballpark per square and then calculate a number. 

I am planning to stay in DFW and through my industry I have a trusted real estate friend to help us find tenants, and know a lot of HVAC, landscapers, plumbers, contractors, roofers etc so I believe I could be her property manager.

We should include more $$ for the Contractor's overhead.....payroll expenses, Worker's Comp (roofers typically pay 100%, so at $30 hr, they're actually paying $60), etc, etc....Just my $.02....

Does that mean I need to send a 1099-MISC to the Roofer, Plumber, HVAC, and all other labor above $600?
