Go with your initial instinct to raise them by the amount you desire. 

Try to raise the rent every year, even if it is $25 a month. 

Not all servicers are the same that is for sure.

I should note that that I was using Baselane's banking service to collect deposit and rent, and had moved the funds immediately to my private bank after I collected (thank god!).

Does anyone have a good virtual answering service they use that consistently delivers?

I've always found the background check services do not do a thorough job so I always overlay that service with my own gumshoe due diligence  (talking directly to immediate supervisors, ensuring the previous "landlord" owns the property, checking social media, etc.).Never rely exclusively on these services. 

I have a prospective tenant who claims to have 2 service dogs, one of which is in training.
