Or providing substantial services in conjunction with rental activities can subject to SE tax (hotel like services...room service, daily cleaning, meals, free shuttles etc).Being a REP just defaults the classification of the rentals from passive to non-passive.

We're building a platform focused on acquiring and operating student housing near Tier 1 and Tier 2 universities, mainly existing assets, but we’re definitely exploring different paths to get there, including value-add apartments, small portfolios, and even purpose-built subdivisions in the right market.We’re especially drawn to walkable or shuttle-accessible locations within a few miles of campus, ideally where we can bring operational discipline or reposition the asset to drive NOI.

Now Intel just as we all know is melting down ( Sorry Columbus Ohio)  And she is now at Alterra and moved up the corporate ladder ( way up) But back to working pretty long hours and having to commute to silicon Valley from PDX and they dont have the Intel shuttle anymore.. ( for those that dont know what that is Intel had their own airline )  it Flew out of HIllsboro so you just showed up a few minutes before the flight hopped on and off to San Jose you went.. could do meetings in one day and be home for dinner.

With mid-term rentals if your average guest stay is 30 days or less but you provide substantial personal services (daily maid service, meals, shuttles etc, more like a hotel) then it would be non-passive...but you'd also pay self employment tax on any income as well.
