Been meaning to post an introduction for a minute, just got sidetracked with life.

It was a reasonably good answer except that it didn't know about he case law that would get him sued and lose.As someone else pointed out in a different post, "it just isn't there, yet".Now, I could say, "go ahead and follow AI advice", which will likely get you side tracked and  sued, that leaves the good deals for the rest of us, but I'm not that kind of guy.Experience will always succeed over AI.

Don't get side tracked. 

@Don Konipol I like all aspects of your post.I feel like so many people get sidetracked & focus too much on the crazy headlines, listen to too many of the people that have crazy amounts of doors & more..

I think sometimes it's easy to get sidetracked on the deal itself when subject to or seller finance is involved but you still want to make sure it's a good deal at the end of the day. 

That might seem like common sense, but I'm sure everyone here has experienced getting side tracked and distracted by an article here or a book recommendation there.

The reason I side tracked on law school was because I did not want to incur a large amount of debt, spend 3 years in school effectively allowing me to miss out on investment opportunities while not generating any income during that time period.

I actually have to finish listening to the audiobook since I got sidetracked with the podcasts.My family owns a large plot of empty land in the East Bay and I'm interested in building some rental property on it.
