Hey guys has anybody used by box cartel for wholesaling here it seems pretty simplified just want to know if there's any issues or is it a good platform to use

I have been looking at a variety of lock box options for my units and want to know what others may currently be doing that works to distribute keys to maintenance guys, while maintaining a secure system.thanks!

Over the years, I’ve noticed something interesting working with investors:The biggest tax mistakes usually don’t come from shady strategies or bad CPAs…They come from poor recordkeeping and timing.Here’s what I mean A lot of investors don’t track which expenses are repairs (deduct now) and which are improvements (depreciate later).They toss all the receipts into a box or an app and hope it sorts itself out in March.Then when tax season hits, they realize half of those costs could’ve been handled differently — maybe deducted sooner or even structured better if they’d planned a few months ahead.The IRS doesn’t just care what you spent… it cares how you report it.

I’m licensed in over 25 states and have spent the last few months studying multifamily and creative finance strategies with the goal of building a portfolio that generates long-term cash flow and stability.I’m extremely motivated to start closing deals now — ideally multifamily or self-storage, though I’m also open to triple net opportunities down the line.

I spent the better part of this past week analyzing the best - and worst investments I made to see if I could identify any discernible difference in the way I evaluated, analyzed or approached the successful investments vs the less successful ones.Here’s the only difference that came up time and time again (but NOT always) - a large majority of the less successful investments were ones where GOING IN I in some way “stretched” to make the deal happen, i.e., tried to make the deal “fit” my investment criteria.  

They also want the convenience of accessing their box at home rather than going out of their way to a specific location. 

I believe a large amount of our ad spend was spent to advertise the program.

From a tax perspective, the IRS typically allows pre-rental work (like the hours you spent getting the property ready) to count toward material participation if it’s directly related to getting the property ready for rent.

A good starting point would be a usable chart of accounts (right out of the box) that closely follows the IRS's schedule E.
